We sat down with one of the developers behind Smoky Hollow — Kane Realty Corporation — to learn more about the history of the area, retail coming soon + future events.
Smoky Hollow is a mixed-use project located near Downtown’s Glenwood South district + adjacent to the proposed Devereux Meadows Park.

👉 What's there
The first phase of the project opened in spring 2020 with the Peace Raleigh Apartments — a 417-unit apartment building atop a ~50,000 sqft Publix grocery store.
The second phase includes The Line (283 apartment units over retail), 421 N. Harrington St. (225,000 sqft of office space over retail) + a parking deck.
👉 The history
The Smoky Hollow neighborhood was once an area where blue-collar mill + railroad workers lived, according to director of design for Kane Realty Josie Reeves. The area was defined by the railroad tracks that still run through the district today.
Coal-burning trains would travel through + emit smoke that would settle in the low-lying neighborhood — thus making a smoky hollow, she said.

The Line Apartments + the 421 office space are both open to lease, and so far 4 retail spots have been announced:
The outdoor space in between the Line Apartments + the 421 building, known as the Hollow, hosts a new Raleigh Night Market on the second Wednesday of each month from 5-9 p.m.
Smoky Hollow doesn’t end there — the development team is in the early design stages for a third phase now.

- North Hills is about to get taller. Kane Realty is officially working on the next phase of development + is expected to file rezoning requests this month — 2 along Six Forks Road for mixed-use up to 40 stories, 1 along Lassiter Mill Road for 30 stories, and one behind Total Wine for 12 stories. - A new Wake Transit Performance Tracker website is live, allowing residents to stay up to date on transit investments in the county. Individuals can explore completed, ongoing, or planned infrastructure investment projects + track reports using the performance dashboard.

- The newest US News & World Report college rankings have been released. In the National Universities category, Duke ranked No. 9 overall, UNC Chapel Hill ranked No. 28 overall and No. 5 among public universities + NC State ranked No. 79 overall and No. 32 among public universities. 🎓

- Real estate transactions in Wake County for property valued at $1 million or less totaled $1.13 billion in August — a $9.2 million decrease from July. The median sales price of a parcel was $365,000 — another decrease from July — but above January’s median price of $328,750. 💸

- A senior at Athens Drive High School is donating 100% of the earnings from her children’s book, “Life on Pandemic Avenue,” to mental health groups + educators. The student, Ryan Markely, has sold 260 copies of the book that began as a class project + was inspired by her 9-year-old sister. 📕(WRAL)
- A Raleigh architect is leading the design of a new Special Forces monument being erected at Fort Bragg to commemorate the 20th anniversary of 9/11. The architect, Matt Pearson, recently went to NYC to receive a 36,000-pound piece of steel from the towers for the project. (Triangle Business Journal)
